Kitchen & Bathroom Refurbishment – St John’s Wood

The brief was a warm, practical refresh to prepare the flat for the next chapter. The priority was getting everything finished before Christmas, with durable finishes that would stand up to everyday living rather than a specification chosen for photographs.

The client was based overseas for most of the project, so every decision had to be made remotely and every visit arranged through the building’s concierge. Clear communication and predictable logistics mattered more than usual: with the client abroad, a question that would take five minutes on site instead costs a day.

The flat also contained asbestos-containing flooring, which had to be removed by a licensed contractor before any new flooring could be laid — work that happens on its own terms and cannot be compressed to suit a Christmas deadline.

We coordinated access through the building concierge with agreed key arrangements, and shared updates at each stage so decisions could be made confidently from abroad.

We supplied and installed a new kitchen, removing the existing flooring and re-tiling the kitchen floor for a hard-wearing surface built for daily use. The bathroom was fully refurbished, taking it from a dated layout to a more contemporary space: we stripped out the existing suite and reworked the room to improve usability, repositioning the shower and WC along the back wall.

Combined with safer electrics, upgraded glazing, new flooring after the asbestos removal and a full redecoration, the apartment now works both for occupation and for letting — and it was handed over before Christmas, which was the client’s headline requirement.
