
Full Flat Refurbishment – Dulwich
An ageing Victorian flat over two levels, stripped back and rebuilt as a modern, energy-efficient family home with its period character kept.
Our client wanted an ageing Victorian property turned into a modern, comfortable and energy-efficient family home, without losing its original character.
The project was a complete internal refurbishment: new bathrooms, a new kitchen, an upgraded heating system, fire safety improvements and high-quality internal finishes throughout. Architectural drawings were provided by the client.
Like many period properties in London, the house presented several challenges once work commenced. The existing building required significant upgrading to meet current standards while maintaining the character of the property, and integrating new plumbing and heating within the existing fabric without compromising its appearance took careful detailing.
Throughout the project, additional client instructions and design changes required replanning to minimise disruption and hold progress on site.
Working closely with the client and design team, we delivered a refurbishment programme that combined traditional building techniques with modern materials and mechanical systems. Every stage was sequenced so that different trades worked efficiently together while holding a consistent standard of workmanship.
We began with a complete strip out, then coordinated demolition and prepared each area for the new construction phase. New plumbing and heating went in before drylining and plastering. Once first-fix services were complete we installed the kitchen, bathrooms and joinery, then carried out decorating, flooring, stair refurbishment and window restoration, before finishing the remaining roofing and external works.

- Bespoke carpentry and joinery, stair refurbishment, new skirtings and architraves

The property is now a bright, modern and highly functional family home with the character of the original Victorian building preserved. It has a modern kitchen and two new bathrooms, a reliable and efficient heating system, improved fire safety and improved acoustic performance.
Every stage was completed in accordance with current UK Building Regulations, and the heating installation is certified by a Gas Safe registered engineer. The six-month programme was delivered as planned.
