Design and drawings
Layouts, head-height checks, staircase position and drawings for planning or permitted development.

We design, gain approval for and build loft conversions in London, turning unused roof space into bedrooms, en-suites and home offices.
A loft conversion involves structure, fire safety, planning and often your neighbours. We coordinate each part, so you deal with one team.
Layouts, head-height checks, staircase position and drawings for planning or permitted development.
Structural calculations, Building Regulations approval and Party Wall matters arranged through the specialists we work with.
Dormer, hip-to-gable or mansard alterations, new steels and floor joists, and a weathertight roof.
Staircase, insulation, fire protection, electrics, en-suite plumbing, plastering and decoration.
Typical timescales: design and approvals 2–4 months, then 10–16 weeks on site.
DISCUSS YOUR LOFTThe right type depends on your roof, the house and the local planning position. We advise on what suits your property.
Full-height space added at the back of the roof, suiting many terraced and semi-detached houses.
Two dormers joined over the rear addition, creating the most space on many period terraces.
A hipped roof extended into a vertical gable wall, suited to semi-detached and end-of-terrace houses.
The roof slope rebuilt almost vertically for the most internal space, usually needing planning permission.
The roof shape kept and rooflights added, where the existing head height allows.
Any conversion type with a bathroom planned in, including drainage and ventilation.
Send the address, photographs of the loft and roof, and a description of the space you want to create.
We look at head height, roof structure, access and the likely route to approval, and recommend a survey where needed.
You receive a written scope and quotation covering design, approvals, specialist input and construction.
Our appointed architect prepares the drawings and any planning or lawful development application, while we coordinate structural calculations, Building Regulations and Party Wall matters.
We form the new roof structure, dormer or gable, install steels and floor joists, and make the roof weathertight.
Staircase, insulation, fire safety measures, electrics, plumbing, plastering and joinery are completed in sequence.
We walk through the finished loft with you, hand over the Building Control sign-off and our 24-month workmanship defects period begins.

}Answers to the questions London homeowners ask most before converting a loft.
For an average loft conversion, design and approvals typically take 2–4 months and construction 10–16 weeks. The programme depends on the type of conversion, the roof structure and the approval route, and we confirm yours in writing.
Many loft conversions can be built under permitted development, usually confirmed with a lawful development certificate. Others need planning permission, for example in flats, in conservation areas or where the roof changes significantly at the front. We confirm the right route, and our appointed architect prepares and submits any application.
It depends on the roof shape, the house type and the planning position. Rear dormers suit many terraced houses, hip-to-gable conversions suit houses with a hipped roof, and mansards create the most space where planning allows. We review your roof and advise on the options.
Yes. Every loft conversion needs Building Regulations approval covering structure, fire safety, insulation and the staircase. We coordinate the structural calculations and Building Control, and hand over the sign-off on completion.
If your house shares a wall with a neighbour and the works affect it, for example inserting steels into the party wall, the Party Wall Act usually applies. We work with an established Party Wall surveyor and coordinate the process for you.
Cost depends on the type of conversion, the roof structure, the number of rooms, any en-suite and the finish. We review the property first and provide a written scope and quotation, so you know what is included before work begins.
Our workmanship is covered by a 24-month defects period from completion, and products we supply carry the relevant manufacturer's warranty. We hold Employers' Liability cover of £10 million, Public Liability cover of £5 million and Contract Works insurance.
