Full Flat Renovation – Maida Vale

The client approached us to completely renovate the flat, which needed a full internal refurbishment to become a bright, efficient and comfortable home. The brief was to retain the building’s character while introducing high-quality modern finishes and better functionality throughout, with a focus on natural light and energy efficiency.

Their stated priorities were a smoothly run project with minimal disruption, careful attention to workmanship and finish, improved insulation and efficiency, and clear communication at every step.

The flat sits in an occupied building, so the programme had to be coordinated to keep noise and disruption to neighbours down. The original floors and windows also presented hidden problems once stripped back — both were repaired and levelled before any new finishes were installed, which is the sort of work that costs time and shows up nowhere in the finished photographs.

After a detailed site audit we prepared a two-stage plan. The first stage covered structural and essential works — heating, electrics, flooring and joinery — bringing the property up to current standards. The second introduced the finishes: kitchen, bathroom, skirtings, doors and decoration.

The design kept the flat’s original proportions and used soft neutral tones with hard-wearing materials for a cohesive, light-filled result. Engineered oak flooring was chosen for durability and warmth, laid over acoustic underlay in deference to the neighbours below, and complemented by bespoke joinery and restrained architectural detailing.

The flat now combines the elegance of its Victorian layout with the comfort and practicality of a modern home. Natural oak flooring, a crisp white finish and restrained detailing make a calm, timeless interior. The restoration of the period windows and the final fit of the Belfast sink and brass hardware were the details the client picked out. Delivered in eight weeks, completed October 2025.
