At Langford Court in St John’s Wood, we carried out a warm, practical refresh to prepare the flat for the next chapter, first for the owner’s daughter to live in for seven months, then for the property to be let. The brief focused on getting everything completed before Christmas, with durable finishes that would stand up well to everyday living.
We supplied and installed a brand-new kitchen, creating a clean, modern space that is easy to maintain. As part of the works, we removed the existing flooring and re tiled the kitchen floor, giving the room a crisp, finished look and a surface built for daily use.
The bathroom was fully refurbished, taking it from an old-fashioned layout to a more upmarket, contemporary space. We stripped out the existing suite and reworked the room to improve usability, including exploring a new configuration with the shower and WC positioned along the back wall. The completed refurbishment included new flooring, a new vanity, and a coordinated set of finishes to lift the whole feel of the apartment.
Alongside the kitchen and bathroom, the wider scope included electrical upgrades for safety and compliance, including replacing the plastic consumer unit with a metal board and certification on completion. We also planned for the safe removal of asbestos containing flooring by a licensed contractor, followed by new flooring throughout in a warm oak or honey tone. Windows were refurbished to a durable standard, including sliding double glazing and replacement of any cracked panes, improving comfort, and reducing noise.
To complete the refresh, we included redecoration throughout, targeted lighting updates, door and ironmongery refurbishment, and practical joinery and furniture installation in the bedsit, including fitting and positioning units and receiving and placing a client supplied sleeper sofa.
The client and her daughter were based in Italy during much of the project, so clear communication and smooth logistics were essential. With access coordinated through the building concierge and agreed key arrangements, we kept the process simple and reassuring from start to finish, sharing updates at each stage so decisions could be made confidently from abroad.
The result was a bright, welcoming flat that felt refreshed, compliant, and ready for everyday living. The new kitchen brought a clean, modern look with a hard-wearing tiled floor that is easy to maintain, while the bathroom was completely transformed into a more upmarket space with a smarter layout, fresh finishes, and a much more contemporary feel. Combined with the wider improvements, including safer electrics, upgraded glazing, new flooring after asbestos removal, and a full redecoration, the apartment was brought up to a standard that works beautifully for both short-term living and future letting.
Most importantly, the client and her daughter were extremely happy with the end result. They loved how calm and considered the finished spaces felt, and appreciated the care taken to deliver a high quality finish while keeping the specification sensible and durable.
